Estate agent Your Move in Alnwick has been appointed to market Isos Housing’s brand new development in the town. Isos started work in October on the £5m state-of-the-art Extra Care housing development called Weavers’ Court.

Due for completion in 2016, the scheme will significantly improve housing options for people aged 55 and over in the town and the surrounding area, with 58 one and two-bedroom apartments available to buy through shared ownership or to rent from Isos Housing.

Under shared ownership, a share in a one or two-bedroom apartment at Weavers’ Court can be purchased on a part buy, part rent basis.  Purchasers can buy up to a 75% share in the property and must be aged 55 and over and have a housing or recognised care need.

Prices range from £93,750 for a maximum 75% share in a one-bedroom apartment or £103,125 for the same share of a two-bedroom apartment.  Additional service charges will apply. Your Move Alnwick will handle all enquiries relating to the development from its offices at 39 Bondgate Within in the town centre.

Helen Kelly from Your Move Alnwick, said:

“We have already received a number of enquiries and are expecting significant demand for the shared ownership properties at Weavers’ Court over the next 12 months. I think people will be attracted to the scheme by the high quality of the homes on offer and also the strong sense of community which we expect the scheme will foster.

“By combining independent living with shared spaces and communal facilities – alongside the fantastic location which is Alnwick – we are sure we will be seeing plenty of interest even before the homes are built.

“As well as marketing the properties online, we will be utilising many traditional marketing methods including word of mouth, adverts in the local press, banners at the site and leaflets in places such as local doctors surgeries and libraries. We will also be hosting events over the coming year to promote the development locally.

“In some ways, marketing a scheme like Weavers’ Court requires a different approach. It is much more about understanding the particular needs of each potential buyer or tenant in order to match them with a property or finance product which best suits their requirements.”

Residents at Weavers’ Court will enjoy fantastic views to the south from the development which is located close to Weavers Way on the southern side of Alnwick.

The three-storey building, which is being built by Galliford Try Partnerships North, will boast a range of shared facilities for residents to enjoy including a convenience shop, communal lounge, restaurant, coffee shop and hair salon.

Extra Care schemes like Weavers’ Court are designed to promote independence in older and vulnerable people, while enabling those with chronic and other health conditions to live in the community, preventing admissions to residential care.

Each spacious one and two bedroom modern apartment will include a large lounge, lounge/diner, double bedroom and storage space as well as private terraces and balconies.  A scheme manager, employed by Isos Housing, will oversee the scheme’s day-to-day running, with care provision available on site if needed.

The scheme’s award winning architects idpartnership have ensured the scheme complies with Lifetime Homes and Wheelchair Design Guide standards and uses ‘HAPPI’ (Housing our Ageing Population: Panel for Innovation) principles and best practice. Construction work is being project managed by Plan B Housing and Elliott Associates.

The scheme has received over £1.9 million from the Department of Health’s Extra Care Housing fund which is currently funding the construction of 3,544 new Extra Care homes.  The fund is managed and delivered by the Homes and Communities Agency.

Michael Farr, executive director of development and property at Isos Housing, said:

“We are delighted to be working with Your Move Alnwick to promote this fantastic development. Even though a further twelve months of construction work is ahead of us, it’s vital that we begin work now to sign up future owners and tenants of Weavers’ Court.

“We are confident Your Move Alnwick will do a great job of spreading the word on this wonderful scheme and judging by the interest this scheme has already created, we are expecting a lot of enquiries for people to reserve their dream home.”
